Timing Considerations for Selling Your Property

  1. What are the benefits of selling now (March/April)?Everyone is back into the swing of the year after the holiday period has ended. Beautiful Autumn colours start coming through in gardens, enhancing stunning shots and March is the last opportunity to have daylight after hour inspections showcasing those sunsets opportunities. In general interest rates are on hold increasing buyer confidence and supply is low.

What are the cons of selling now?We do have a few extra holidays through the Autumn period which might send buyers away more but it might also allow interstate buyers to come to Canberra and buy a well. At the end of the day serious buyers will make sure they make time to see a property. If you have a property that drops a lot of leaves, this will mean endless raking between viewings so just something to consider.
  3. What are the benefits of selling in Spring?If you have a lovely garden that thrives in Spring, this will really enhance the features of your garden through the marketing and inspections. Some buyers want to be in a new home before Christmas so they start looking in spring which is one of the reasons buyers increase at this time of year. The warmer weather gets everyone out and about. Interstate migration increases to settle before the New Year.
  4. Are there any cons for selling in Spring?More houses on the market which means buyers have more choice which could result in less offers. You need to work harder to make your property stand out. Sticky beaks start attending opens now that the weather is warming up, cramping opens which can make spaces feel smaller and they have no intention to buy. Strategically, we do more by appointment to make houses feel as spacious as possible.
  5. Is there a ‘best time to sell’ in Canberra?I think it’s important before considering the time of year/season that sellers consider their circumstances and the property they intend to sell. Are they buying and selling, just selling, moving interstate etc. I would usually consider the main features of the property as well. Is there a pool, spa,fire pit, large outdoor space and what’s the heating and cooling. All of these considerations would point to the right time for a seller and their property. I think there are positives for all seasons. Generally speaking we see more buyer demand at the start and end of the year. However Winter we typically see less stock in the market so there is a chance to really take advantage of that as sellers as buyers have less houses to consider. The year that’s been has seen external factors impacting our market with interest rate rises and inflation that should also be considered when deciding on your timeframe. In summary, talk to a good Real Estate Agent to look at all your options and be guided on the best time for you and your property.
